When we say "epoxy flooring," we're typically referring to a multi-layer system: a primer coat, a color coat with decorative flake, and a clear topcoat. The epoxy provides adhesion, thickness, and chemical resistance.

Pros of epoxy:

  • Thicker build (8-15 mils per coat)

Cons of epoxy:

What Is Polyurea Garage Flooring?

Polyurea is a newer technology — a high-performance elastomer that cures much faster and is more flexible than epoxy. It's what we use for our topcoat because it provides superior UV resistance, impact resistance, and chemical resistance.

Pros of polyurea:

  • Rapid cure time — ready for foot traffic in 4-6 hours, vehicles in 24 hours
  • UV-stable — won't yellow or fade in sunlight
  • Highly flexible — bridges minor cracks without splitting
  • Superior chemical and stain resistance
  • Works in extreme temperatures (important for Utah)

Cons of polyurea:

  • Higher cost ($8-12/sq ft installed)
  • Shorter working time — must be installed quickly by experienced crews
  • Less build/thickness per coat than epoxy

Why Utah's Climate Matters

Utah's climate is brutal on garage floors. Here's what we deal with:

  • Freeze-thaw cycles: Utah experiences 100+ freeze-thaw cycles per year. Moisture penetrates unsealed concrete, freezes, expands, and breaks the surface apart. Both epoxy and polyurea seal the concrete to prevent this.
  • Hot tire pickup: Summer temperatures in Utah can reach 100°F+. Tires get hot on the road and can actually soften inferior coatings, causing them to peel. Polyurea's heat resistance makes it the superior topcoat for this.
  • Road salt and de-icers: Utah uses salt and brine on winter roads. These chemicals are tracked into garages and are highly corrosive to bare concrete. Both epoxy and polyurea provide excellent chemical resistance.
