Why Utah Winters Destroy Garage Floors

The Freeze-Thaw Cycle Explained
Concrete is porous. It absorbs moisture like a sponge. When temperatures drop below freezing, that moisture expands as it turns to ice, creating internal pressure that breaks apart the concrete from the inside out. Utah experiences over 100 freeze-thaw cycles per year — far more than most states because our high desert climate swings from below freezing at night to above freezing during the day, repeatedly, all winter long.
The result: pitting, scaling, cracking, and eventually, spalling — where the surface of the concrete flakes off in chunks. Once this damage starts, it can't be reversed, only covered up.
Road Salt: The Silent Floor Killer
Utah uses salt and magnesium chloride brine on winter roads. Every time you pull into your garage, you're tracking these corrosive chemicals onto your concrete. Salt is hygroscopic — it draws moisture into the concrete, accelerating freeze-thaw damage. Magnesium chloride actually reacts with the calcium in concrete, weakening it chemically over time.
A bare concrete floor in a Utah garage will show visible salt damage within 2-3 winters. A properly coated floor is completely protected.
What Makes a Coating Work for Utah Winters?
1. Moisture Impermeability
The coating must completely seal the concrete so moisture can't penetrate. This requires:
- Proper surface preparation (diamond grinding to open the pores)
- A primer coat that bonds chemically to the concrete
- A topcoat with zero water vapor transmission
2. Chemical Resistance
The coating must resist salt, brine, motor oil, gasoline, and other automotive chemicals. Polyurea topcoats provide the highest chemical resistance of any garage floor coating.
3. Flexibility
Utah's temperature swings cause concrete to expand and contract. A rigid coating will crack with the concrete. A flexible coating (like polyurea) can bridge minor cracks and flex with temperature changes.
4. Hot Tire Resistance
Tires get hot on Utah roads in summer. When you pull into the garage, those hot tires can soften inferior coatings and cause them to delaminate. This is called "hot tire pickup" and it's the #1 cause of epoxy floor failure. Our polyurea topcoat is rated for continuous temperatures up to 250°F.
